The step-by-step guide to refinancing your home loan

Refinancing doesn't have to be overwhelming. Here is a simple, step-by-step blueprint to guide you through the process.

Step 1: Define your financial goal

Before you look at new loans, know exactly what you want to achieve. Are you trying to lower your monthly repayments? Do you want to pay off your loan faster? Or are you looking to release equity for renovations or an investment? Having a clear goal will dictate which loan features matter most to you.

Step 2: Calculate your current position

Find your latest home loan statement. Note down your current interest rate, your remaining loan balance, and any annual or ongoing fees you are paying. This is your baseline. If your rate is higher than what is currently competitive in the market, it's a clear signal to shop around.

Step 3: Check for hidden exit costs

Ask your current lender what it will cost to leave. Exit fees on home loans taken out since July 2011 were banned in Australia, but you may still face a discharge fee and government fees to change the mortgage registration. If you are on a fixed rate, ask about break costs — these can sometimes be substantial.

Step 4: Gather your financial paperwork

Lenders will want to see proof that you can comfortably service the new loan. Gather your paperwork early to speed up the application:

  • Your last 3 consecutive payslips
  • Your most recent income statement or tax returns (self-employed borrowers usually need two years of returns, or alternative documents for an alt doc loan)
  • Recent statements for your current home loan and any other debts
  • Bank statements showing your everyday spending and savings
  • Identification documents (passport, driver's licence)

Step 5: Compare the market and apply

Don't just look at the headline interest rate. Compare the comparison rate, which includes the upfront and ongoing fees of the loan and gives you a truer picture of the cost. Then weigh up the features that matter for your goal — offset accounts, redraw, split options and cashback offers.
