How this estimate is calculated
- Gross income is converted to take-home pay using current resident tax rates and the Medicare levy.
- Living costs are the higher of what you enter and a household expense benchmark similar to the HEM figure lenders use, which rises with household size, dependants and income.
- Other loan repayments are deducted, and credit cards are counted at 3% of the total limit per month — whether or not you use them.
- What’s left each month is tested at your interest rate plus a 3% serviceability buffer over 30 years. The loan that surplus could repay is your upper estimate; the conservative figure is 15% lower, to allow for stricter lenders.
Lenders also treat rental, bonus, overtime and self-employed income differently, and some use lower buffers or longer terms — which is why the same person can get quite different answers from different banks.
